Our team of experts will assist you in your search to rent, lease-purchase, or even in the event of buying a new home. Our rental application process is fast and easy. The Application Process

Once you have previewed and selected a property, the next thing to do is submit an Application

We will verify the following information: work history, rental history, (past & present) and credit history.  Our
Income guideline is three times the amount of rent. The time frame normally it takes 3 days to verify all information after it has been submitted.

Once your application is approved, one our leasing agents will schedule a time to meet with you to go over the all the paper work and information pertaining to lease.

Move-In and Move-Out Inspections

Before you move into a property,  a detailed inspection is performed to document the current condition of property. You will not be penalized for any present cosmetic or damage that is documented at time of move in.

When you decide to vacate the property, a move- out inspection will be performed. All Keys to property should be turned over at this point. Any repairs beyond normal wear and tear will result in a deduction from tenant's security deposit. 

Security Deposit

Due at time of move in inspection.
Minimal Deposit is equal to 1st month's rent.
Payment must be certified funds. No personal checks. No cash!!!
Deposit may be greater depending on application's screening results   

Rental Payment

Rent is due on the 1st, late by the 4th after 4:30p.m.  A 10% late fee is applied accordingly. you will have 3 days to submit payment before a warrant is filed. Eviction proceedings starts by the 9th of every month  Payment is made in the following manner.


All utilities are to be transferred in Tenant's name no later than 3 days after the consummating of the Lease.  To avoid interruption of service, it good to have utilities transferred the moment lease is finalized.


Every property will have their own guidelines concerning pets. If you have a pet and the property you are interested allows pets, then a pet agreement will be needed. There is a $250 non- refundable pet fee for each pet. Please keep in mind, certain pets are prohibited.
